About South East Kelowna

South East Kelowna

South East Kelowna is a gorgeous area with small acreages and beautiful golf courses; here, you can truly feel like you’re away from it all. While the neighbourhood feels rural, residents are still close to all of Kelowna’s top amenities and attractions.

There’s nothing like a relaxing drive through South East Kelowna, seeing the cherry and apple orchards in the fall, or smelling the blossoms in the spring. It's spectacular here!

This is a great neighbourhood to explore the rolling countryside on your road bike.

Opportunities for hiking and biking are practically everywhere in South East Kelowna. Three golf courses surround the neighbourhood, and there are several city parks nestled among the vineyards and orchards to enjoy.

One-Of-A-Kind Lifestyle

We love the close-knit community feel combined with sprawling estates set among scenic orchards and vineyards. Where else will you see residents riding horseback down the roads, Or tractors going from one orchard to the next? You won’t find another truly relaxed, salt-of-the-earth community like this one.

Fun Facts

The George Orwell Connection

The Pinnacle Course at Gallagher’s Canyon might have been a favourite of George Orwell, had he still been around to golf in 1996 when the course was built. Why? Every single one of 9-hole executive course’s 1,984 yards was built to the same exacting standards of it’s “big brother” Gallagher’s Canyon. But there’s no doublespeak here, just accessible and challenging golf designed by the renowned Les Furber and Dick Munn.

Neighbourhood Attractions

Gallagher's Canyon

More than “just” a stunning Golf and Country Club, Gallagher’s Canyon and The Pinnacle offer a total of 27 holes and 8,786 yards of challenging world-class golf, incredible vistas of the Okanagan valley, fine dining, and a newly developed community that has been voted “Best Residential Community” on several occasions.

Frequently Asked Questions

I want to buy my first home in Kelowna. How do I start?

Start by getting pre-approved for a mortgage. Pre-approval informs you of exactly how much you can spend and locks you in at the current interest rate for 90 days or more. This will let you browse properties knowing exactly what your budget is, which is particularly important when considering potential interest rate increases that can be set by the Bank of Canada.

What is the “best“ time of year to buy a home?

Don’t wait for the “perfect” time to buy, it simply doesn’t exist. Prices are determined by many factors, such as supply and demand, the overall economy, and many other housing market conditions. The impact of these factors varies not just from city to city, but even neighbourhoods. The best indicator to focus on, when assessing your negotiating power as a buyer, is numbers of days on market for a particular property. Generally speaking, the longer it’s been on the market, the more likely the seller will be to negotiate the price!

What is mortgage loan insurance and how does it work?

Many people believe that mortgage loan insurance protects the borrower, but that isn’t true! The purpose of Mortgage loan insurance is to protect the lender in case the borrower defaults on their payments. Because of this, lenders will take our insurance based on factors such as the down payment percentage, and pass those costs on to the homebuyer/borrower, to be paid either in installments or upfront.
