
What we’re seeing in the Okanagan market right now.
This time of year we often start hearing the same thing from people thinking about a move:
“Maybe we should wait for the spring market.”
And yes, activity is starting to build across the Central Okanagan.
In February we saw 296 properties sell locally, with 937 new listings coming to market. There are currently about 3,290 active listings across all property types — including single-family homes, townhomes, and condos. Homes are taking roughly 82 days to sell on average, which tells us buyers are active but thoughtful.
This isn’t a runaway market. It’s a more balanced one.
Single-family homes averaged about $1,025,000, while townhomes averaged roughly $759,000 and condos about $497,000. Buyers are watching value closely and comparing their options before making decisions.
And in a market like this, positioning matters more than season.
When buyers have choices, they become analytical. They compare homes more carefully, look closely at value, and hesitate if something feels uncertain.
The home that feels like the obvious choice wins.
We’re seeing properties that are aligned with recent comparable sales, presented well, and priced strategically move with confidence. Meanwhile, homes that are “testing the market” or priced based on hope rather than data are often sitting longer, even in spring.
If you’re thinking about selling, the conversation shouldn’t just be “What’s my home worth?”
It should be “How do we position it so buyers feel confident saying yes?”
If you’re thinking about buying, the advantage right now isn’t speed, it’s clarity. Understanding where leverage exists, where sellers may be flexible, and where competition still exists can make a big difference.
Spring doesn’t automatically create advantage.
