As we wrap up another year in the Okanagan, the market is offering a few important signals and several opportunities  that you may not expect! November’s numbers reveal a steady, resilient market with meaningful shifts worth paying attention to, especially for those planning a move in 2026.

Here is a quick insider look at the market:

Despite the headlines you may have seen, local activity is far from slowing to a stop. Inventory remains steady, buyers are active, and well-priced homes are still selling close to list price. At the same time, certain segments  especially condos and townhomes are offering real value heading into the new year.

Here are the key things that stand out to us:

🏡 Strength in Detached Homes

Single-family homes continue to lead the market.

  • November sales were up 9% year-over-year

  • Year-to-date, sales are up 13%

  • Detached homes also saw an increase in overall dollar volume

This is typically the first segment to show renewed buyer confidence a positive sign heading into 2026.

🎄 Inventory Isn’t Growing

One of the biggest misconceptions right now is that “more listings are coming.”
The reality? Inventory is almost identical to last year, and new listings in November were down 10%.

For sellers, this means less competition.
For buyers, it means waiting may not deliver better choices later.

✨ More Time on Market = More Negotiation Room

Homes are taking slightly longer to sell  up 6–10% in Days on Market.
This is giving buyers rare breathing room and negotiation leverage during a season that is normally more competitive.

If you’re hoping to enter the market or downsize, this segment is quietly offering some of the best value we’ve seen all year:

  • Condo sales down 23%

  • Townhome sales down 26%

  • Prices holding steady or slightly softer
