What is Curb Appeal?

Quite simply it means the attractiveness of the exterior of any property as you view it from the street. Curb appeal was a term coined in one of the housing booms in North America and is still used today to describe the first impressions of a property to prospective buyers as viewed from the street. In real estate speak it is very important.

Why is Curb Appeal so Important?

If you are putting your home up for sale, chances are good that prospective buyers are looking at your home by driving by or looking at photos online, so first impressions are critical. A well-maintained home reflects positively upon you as a homeowner and how your care for your home.

You spend a lot of time and money meticulously decorating and furnishing the interior your home to match your taste and lifestyle. But what about the exterior?  Does it match the interior? The exterior features are just as important. Think of it as a window for potential buyers to see right away the state and condition of your property.

OK – So where do I start?

Here are our 5 top tips for adding curb appeal before you list your home for sale

1. Pressure Wash

A pressure wash is a quick, cost-effective way to clean the exterior of your home and also features such as decks of mould and mildew. In the real estate industry, it is well known that a washed house can add dollars to your home’s value! You can rent pressure washers at some local hardware stores and also big hardware chains like Home Depot and Rona.

2.  Paint Door and Trim

Applying a fresh layer of exterior paint to your front door and trim will freshen up your home. There are a wide variety of exterior home color schemes to choose from, but don’t be afraid to try something new. For example, a red door. The Red Door symbolizes different things in different cultures, welcome energy for those who follow Feng Shui, luck to the Chinese and often doors are painted before the Chinese New Year or simply that you welcome people to your home in American culture.

3. Add Colour

Adding potted plants, hanging baskets and lining the pathway with flowers or shrubs makes your home look more inviting. Simply hanging a few baskets and adding a couple pots of flowers immediately brightens the curb appeal of your home. Freshening up the doormat is another quick and easy way to make your home more inviting to guests (and prospective buyers).
